Maintenance and engineering managers — even those located outside of drought-stricken areas — understand that reducing water use benefits the bottom line and the environment. Plumbing fixtures and equipment can account for nearly 50 percent of total water use in many institutional and commercial facilities. Depending on the type of facility and the number of occupants and visitors, a new generation of fixtures such as flush valves, faucets and showerheads can provide significant water savings, particularly in older buildings with inefficient fixtures.

WELL buildings getting better

The release of the WELL Building Standard last fall has helped raise awareness of ongoing efforts to make buildings of all kinds healthier for occupants. Promoted as "the world's first building standard to focus on enhancing people's health and well-being through the built environment," WELL is a great step forward in setting health and wellness objectives for building design and construction. Others also are making strides to bring occupant health and wellness to the forefront of the building industry.

A University of Melbourne study shows that glancing at a grassy green roof for only 40 seconds markedly boosts concentration. The study, published in the Journal of Environmental Psychology, gave 150 students a boring, attention-sapping task. The students were asked to press a key as a series of numbers repeatedly flashed on a computer screen, unless that number was three.

For energy efficiency, bigger buildings are often better

A new report from Minneapolis officials finds that large office buildings are among the city's most energy efficient. The city's second Energy Benchmarking Report details the 2013 energy and water use of 365 properties in Minneapolis. The study included 68 large privately owned office buildings — defined as 100,000 square feet or more — that collectively had a median Energy Star score of 87 out of 100.

Here are some ways to overcome the landlord-tenant split that hinders energy efficiency

Leases that realign the financial incentives of sustainability measures, such as energy efficiency, to benefit both owner and tenant could unlock energy savings of up to 22 percent in U.S. offices, according to a new report by the Institute for Market Transformation. Green leases, as they are commonly called, could deliver about $3 billion in annual savings. For these savings to be realized, however, green leases will likely have to become the de facto lease in the office-space sector, rather than the exception.
