2024 NYKO Recap
CAA
Thank you to everyone who supported and attended our Jan. 17 New Year Kick Off (NYKO) event at the Old Post Office. It was so wonderful to see over 300 of our friends and colleagues! Special thanks to our amazing sponsors! Click here to view the event photos on the CAA Facebook page.

During the event, CAA hosted our annual peanut butter & jelly food drive in partnership with CORT and the nonprofit Move for Hunger. Member companies engaged in a spirited competition to provide the largest donation. Morguard Management blew everyone away with their generous donation (pictured) and received the title of "NYKO 2024 — Hunger Fighting Heroes!"

We are thrilled to report that members donated a total of 433 lbs of food. Combined with the monetary donations collected that night, this is enough to provide 439 meals! Our friends from CORT Chicago picked up the food and delivered it to the Northern Illinois Food Bank.

Thank you to all our amazing members and partners for making a New Year's resolution to help fight hunger!

Register for NAA Advocate 2024 in Washington D.C.
The time has come again for the rental housing industry to travel to Washington D.C. and advocate for our issues to members of Congress. Advocate is NAA's annual advocacy conference, and it is the perfect opportunity to meet with your representatives by joining rental housing suppliers, property managers, owners and operators in Washington D.C. CAA will be leading and coordinating the hill advocacy activity for our members that attend.
It is important for our representatives to know that we are engaged and take an active role in policy decisions that impact our industry. The issues that we intend to discuss with lawmakers include:
  • Improving the Section 8 Housing Choice Voucher program to attract and better serve private sector rental housing providers;
  • Incentivizing local governments to lower barriers to development and increase the supply of rental housing by passing the Yes In My Backyard (YIMBY) Act; and
  • Ending the CARES Act 30-day notice-to-vacate requirement for federally-backed and federally-assisted rental properties by passing the Respect State Housing Laws Act (H.R. 802).

Chicago Aims to Phase Out Natural Gas with New Ordinance
On Wednesday, Alderman Maria Hadden introduced the Clean and Affordable Building Ordinance (CABO), which will phase out carbon emissions in newly constructed or majorly renovated buildings in Chicago. This ordinance is largely based on the Chicago Building Decarbonization Working Group recommendations from October 2022 and prohibits the indoor combustion of any substance that emits 25 kilograms or more of carbon dioxide per million British Thermal Units. Once the ordinance takes effect, one year after passage, it will apply to newly constructed buildings and buildings with additions that increase the conditioned floor area by 10,000 square feet or 25% of the pre-addition floor area. The ordinance includes a small list of exceptions, such as commercial cooking equipment, emergency backup power, crematoriums, industrial production and others.

A group of business associations and labor unions, who believe this ordinance is neither clean nor affordable, have begun organizing in opposition, and Alderman Villegas introduced his own resolution on Wednesday to require stakeholder input in the process. A major concern that remains to be addressed is whether the current infrastructure can handle the increase in electricity demand, and whether average ratepayers will have to absorb the cost of upgrades. CAA is seeking input on this ordinance from its members and will inform its approach accordingly.
