When Athena and Victor Calderone first saw the beach house in Amagansett, N.Y., that would eventually become their weekend retreat, it was love at first sight — but not for the reasons you might expect. "There were big bulbs of black mold hanging from the ceiling," says Victor, a house-music DJ and producer who has remixed songs by Madonna, Sting, Beyoncé, and others. "The roof was leaking in a number of places, and had almost collapsed near the fireplace."

Beach Boy Dennis Wilson may have once said that "on the beach, you can live in bliss," but getting anywhere near one in summer requires an act of will—not to mention an increasingly fat pocketbook. In France alone, beachfront property has risen in value by more than 30 to 40 times in the 50 years to 2005, according to data from the French land department. In Asia, where a new burgeoning middle class is emulating European and American habits, beach-side property is rapidly disappearing into the hands of developers. For many, this means foregoing the beach, pulling a staycation and getting the "look" instead. The beach house is no longer just aspirational; it's a design movement.

Frank Beddor bought what had been listed as a "gentleman's hunting lodge" designed by architect Robert Byrd in 1950. Nearly obscured by trees on a two-acre hillside just a few blocks above Hollywood Boulevard, the rustic structure had a steep-pitched roof and weathered redwood siding. It looked straight out of a storybook and reminded Beddor, bestselling novelist of the young-adult trilogy "The Looking Glass Wars," of summers spent in the woods of Minnesota.
