Hotel Business Review
As temperatures start to warm up and thawing begins, many hoteliers across the country are thrilled to say goodbye to winter. In some regions, particularly in the Northeast and Midwest, this winter proved to be a hotelier's worst nightmare. With above freezing temperatures and blizzard-like conditions, it was difficult for some guests to even travel to their destinations.

With the kids gone, it was time to follow the footsteps of many other boomers and downsize to a condominium. What started as a mere paint job, however, morphed into a $150-per-square-foot renovation of the entire apartment comprising appliances, lighting, flooring, soft goods, mirrors, kitchen and plumbing fixtures. What we ended up having on our hands was a genuine case of "scope creep" — something not uncommon in any property refurbishment.

If your hotel guests are hearing things go bump in the night, it's probably best to skip the Ghostbusters and just call maintenance. The process of a construction project can be painful for FMs. It's always surprising how at the end of the project, there can still be issues with brand-new buildings. Sometimes, it can feel as though no consideration was given to the needs of the operations or maintenance at all. So, a recent research project addressed this topic by conducting interviews among mechanical engineers about maintenance and operations considerations in their designs.

Since it's no surprise that room cleanliness is one of the most crucial factors potential hotel guests research, hygiene matters should ascend to the top of the hospitality priority list. And, considering that customers spend nearly 40 percent of their stay in bed, mattress care is critical – but not all product protection is created equal.

As holds the principle of bioethics, so should the approach to treating historic stone: "First, do no harm." If the degree of deterioration does little to detract from the architectural character of the building or to call into question its structural stability or performance, no repair may be needed.
Too often, application of a "protective" waterproof coating, aimed at preventing hypothetical moisture-related deterioration, has the unintended effect of sealing moisture inside the masonry surface and leading, in many cases, to real and irreversible damage.

In my last two articles about smarter destinations, we focused on energy efficiency and the smart destinations of Boston, Abu Dhabi and India. Back home in Washington, D.C., I recently met a renewable energy guru, Scott Sklar, a George Washington University professor and longtime advisor to industry and governments around the world on maximizing the benefits of renewable energy, especially solar power.

Over the past several decades, the once dreary parking structure has become a major design consideration for architects. Though many facilities are freestanding, a large number of parking garages are attached to buildings, in both urban and suburban or exurban areas, so architects must give more attention to their appearance and whether they are consistent with the overall design of the complex. Yet while their modern design can add panache to multi-use and high-rise buildings, facility management still has to keep the parking garages secure.

As buildings age, facades and systems start to degrade, leading to decreased thermal comfort, indoor air quality (IAQ), and wasted energy, according to an article on the Facility Executive website.
Retrofitting a building enclosure can bring energy savings, improved appearance, and uninterrupted workflow for occupants. A hospital is a good candidate because of the need to meet up-to-date regulations and compliance codes.

A reader writes: "We have a contract that was recently cut by 25 percent and are struggling with how to keep the tenants satisfied. Any suggestions would be appreciated."
Upon closer scrutiny, I see that although the customer demanded a 25 percent reduction, you did not counter-offer with a similar reduction in tasks and frequencies. I also noted that the tenants were assured that there would be "no change in service frequencies or tasks."
