High construction costs and an influx of new hotel rooms downtown have led Dallas hotelier Mark Wyant to scrap his plans for a 100-room boutique hotel on the River Walk.
Construction was scheduled to begin this spring on the seven-story hotel, which would have been part of the Saint Hotel chain operated by Florida-based Seaside Hospitality Corp. A one-story Depression-era building at 151 E. Travis St. was demolished to make way for it.

Large commercial ceiling fans are typically seen as making a bold statement in a building’s design, but all you have to look at is the science behind the big fan to understand that these large fans are more than just for show and more about how they make people feel. Design is being redefined according to the human comfort of the end-user, and now more than ever, design is about helping the clients become more resourceful, resilient and regenerative.

Given that HVAC systems typically account for 44 percent of commercial buildings' energy consumption, HVAC optimization should be a priority efficiency upgrade after lighting improvements and other low hanging fruit. Full-scale HVAC optimization typically reduces energy usage and costs by 20 percent to 40 percent, improves system reliability by operating equipment more efficiently and at optimal temperatures, ensures consistently healthy air quality and building comfort, and reduces a building’s carbon footprint.

A DNA test method called polymerase chain reaction allowed New York City health officials to identify the source of a Legionnaires’ disease outbreak within hours of specimen collection and should be considered in all Legionnaires’ outbreak investigations, researchers discuss in the April issue of the Journal of Environmental Health. Their study describes the outbreak response and innovative use of PCR rather than the standard method of bacterial culture, which generally takes five to 10 days for a lab to detect the presence of Legionella bacteria, said co-author Christopher Boyd, who led the city’s response to the 2014 Legionnaires’ outbreak as then-assistant commissioner of environmental sciences and engineering.

For more than a decade, facility professionals have heard they can use data from building information modeling (BIM) to support operations. However, for most, the conversation about BIM has become confusing as they see it as a "black box" with plenty of hype, added cost and unclear value. There is a happy medium — a right fit that merges data with a cost-effective workflow. Take away a pragmatic road map for making BIM work for FM.

In the movie based on Carl Bernstein's and Bob Woodward’s Watergate book All The Presidents Men, the character known as "Deep Throat" made a famous suggestion: "Follow the money." That's good advice for facility managers seeking to justify energy efficient HVAC equipment for new construction or major renovation projects. Decisions about which HVAC system will be installed in a building hinge on who pays attention to costs and savings over the 20 to 25 year life span of HVAC equipment.

The Environmental Protection Agency (EPA) offers a guide to reducing waste for commercial building facility managers. For those in the profession, the guide might be old news; but for rookies and veterans alike it serves as a good educational tool for those who manage office buildings, schools, stores, hotels, restaurants, and other commercial and institutional buildings. The benefits of proper waste management are enormous, and much greater than simply getting the trash out.

During seasonal shifts, city sewer and stormwater systems can struggle to keep up with increased water runoff. But your facility can help take some of the pressure off of your city's infrastructure and lower your stormwater fees by investing in green infrastructure.
One such cost-effective and resilient approach is the bioswale. The Environmental Protection Agency (EPA) defines bioswales as "vegetated, mulched or xeriscaped channels that provide treatment and retention as they move stormwater from one place to another."

Smart buildings automate occupant comfort and safety and — when connected to a microgrid — energy management. A building management system (BMS) integrating traditional methods with energy optimization minimizes costs by evaluating real-time consumption in relation to buying, selling, or storing energy. Through a growing interconnection of energy, facility, information technology and security systems, smart buildings gain efficiency, flexibility and sustainability. In today's hyper-connected world, cybersecurity is critical. The exposure to blended cyber-physical attacks also increases.

A new wave of building efficiency that uses data collection and machine learning to make a building's appliances use power more efficiently, is being led by San Francisco startups Carbon Lighthouse and Redaptive.
Unlike other efficiency providers — also known as energy service companies — that manufacture and sell appliances or sell electricity, the companies don't sell anything except their ability to reduce a building's energy use and power bills.
