There are a number of factors that drive coatings demand, but trends in paintable (and unpainted) substrates is an important factor, particularly in new construction. The amount of paintable surfaces in homes correlates very closely with demand for paint, and the rise and fall of certain substrates can affect the overall market for exterior coatings.
As shown in Figure 1, the primary exterior surfaces of single family homes have varied a great deal over the past 10 years or so, with the percentage of those substrates that are generally paintable actually rising from approximately 38% to about 48% of the single family market (for purposes of this discussion, brick and vinyl/aluminum siding are generally considered non-paintable, while wood, stucco, and fiber cement are normally painted). This shift is largely due to the rise in fiber cement siding, which has steadily gained share, while siding and wood have declined. However, overall, the large drop in single family construction after the housing boom started its decline in 2007 has not been made up even given a modest recovery after the single family construction market hit bottom in 2011.
Brick, and to some extent, stucco, have held relatively steady shares of the exterior substrate market over the years, while vinyl siding has seen a large rise (from 23% in 1992 to 40% in 2002), followed by a decline to 27% by 2017. Wood as a principal exterior substrate has seen a very steady decline over the years, holding up to 44% of the market in 1981-82 while subsequently declining to 5% in 2015. Fiber cement went from being part of the “other” category to holding 19% of the market in 2015.
The details shown in Figure 1 represent the national market. The Census also provides information on the four major Census regions (Northeast, South, Midwest, and West), and there are some startling differences in regional construction patterns. The Northeast continues to be dominated by vinyl siding, which has a share of roughly three quarters of the market. The Midwest is also dominated by vinyl siding (57%), but the share of the market held by fiber cement (13%) is much higher than in the northeast. The South continues to be a stronghold for brick, which holds a 37% share, while vinyl siding represents on 22% of the southern market. In the west, stucco holds over half the construction market (56%), followed by fiber cement (34%), while vinyl siding (3%) and brick (1%) are non-players. These regional variations are key for paint retailers, as they undoubtedly drive volumes of exterior coatings, as well as the types of coatings demanded by builders.
