ACA Urges Congress to Reauthorize TRIA

New Single Family Home Construction among Key drivers for Architectural Coatings
New single family home construction is an important driver of architectural coatings sales. While homebuilding represents a relatively small portion of demand, it is heavily oriented to the painting contractor market, so swings in new single family homebuilding have a disproportionate impact on the retail channels oriented to the contractor business.
There are two key elements driving demand. While the total number of units completed is the most important part of the equation, the average size of new single family homes is comprises the remainder of the demand equation. As depicted below, Census data on the “Characteristics of New Housing” show that the median size of completed single-family homes rose nearly 25% during the period 1992-2013, rising from 1920 sq. ft. to 2384 sq. ft.
Figure: Average size of new SF homes; aggregate sq. feet of new SF homes completed (1991-2013)
|
There were some significant regional variations as well. For example, by the end of this period, single family homes built in the South were approximately 300 sq. feet larger than their counterparts in the Midwest. This reflects the fact that 33% of the houses built in the South exceeded 3000 sq. ft., while only 20% of their counterparts in the Midwest were that large. The Census Bureau’s “Characteristics of New Housing” website provides a wealth of information on constructed housing, including single and multi-family housing, exterior substrates, and other characteristics that provide insight into coatings demand.
In aggregate, changes in the size of houses, combined with the large drop-off of new home construction following the end of the housing bubble resulted in a very large loss of paintable substrate in the market. At the peak in 2007, new single family homes accounted for over 4 billion square feet of new construction. The market fell rapidly from that peak, however, falling to approximately 1.5 billion square feet in 2010, a number which has not increased markedly since that time (and one that is lower than at any point in the part 20 plus years).
